Lucy Honeychurch travels to Florence with her conventional cousin Charlotte Bartlett and finds that their pension rooms do not have the promised view. The unconventional Mr Emerson and his son George offer to exchange rooms, beginning a series of encounters that unsettles Lucy's assumptions about propriety, feeling and class.

Back in Surrey, Lucy becomes engaged to the cultivated but controlling Cecil Vyse, only for George to reappear nearby. Forced to examine the difference between social approval and emotional honesty, she must decide whether to accept the life arranged for her or acknowledge a desire that Edwardian convention teaches her to suppress.
